What a wash cycle is supposed to do
A dishwasher fills a small sump with water through an electric inlet valve, heats it, and recirculates it through spray arms with a wash motor or circulation pump. Food particles are caught by a filter in the bottom of the tub. The machine drains, refills for rinses, and finishes with a drying phase. Most models made in the last decade or so use a manual-clean filter rather than a self-cleaning grinder, which makes them quieter but means the filter has to be rinsed by hand.
Knowing that sequence helps sort out problems: dirty dishes are usually about water reaching the spray arms, standing water is about the drain path, and wet dishes are usually about the drying method or rinse aid rather than a broken part.
Very hard water is the local story
Las Vegas Valley tap water carries roughly 16 to 18 grains of hardness per gallon. In a dishwasher, those minerals come out of solution when water is heated and when it dries on surfaces. The result is a cloudy white film on glassware, chalky residue inside the tub, crust in the tiny holes of the spray arms and scale on the heating element and in the inlet valve.
Hard water also makes detergent less effective, because calcium and magnesium tie up the cleaning agents. Since phosphates were largely removed from household dishwasher detergents around 2010, hard-water areas have felt this more. Practical countermeasures include always using rinse aid, choosing a detergent made for hard water, running a dishwasher cleaner or citric acid cleaning cycle every month or two, and using the hard-water setting if your model has one.
Etching is a separate problem that looks similar. Hard-water film can usually be removed by soaking a glass in white vinegar; etching, which is permanent pitting of the glass surface, cannot. Etching is more often caused by too much detergent in soft water, so if a softener has been installed, reduce the dose.
Symptoms, sorted by cause
Water left in the bottom: a clogged filter is the most common cause. Beyond that, the drain path can be blocked at the drain hose, the air gap on the countertop, or the garbage disposal connection. A newly installed disposal with its knockout plug still in place will stop a dishwasher from draining completely. If the drain path is clear, the drain pump or its check valve may have failed.
Dishes still dirty: blocked spray arm holes, a clogged filter, a failing circulation pump, low water fill from a scaled inlet valve screen, or water that is not hot enough. Running the kitchen tap until the water is hot before starting a cycle helps in homes with long pipe runs from the water heater.
Will not start: a door latch or door switch that does not register closed, child lock or control lock engaged, a tripped breaker or GFCI, a blown thermal fuse on some models, or a failed control board.
Leaks: a worn door gasket, a cracked spray arm, oversudsing from using hand dish soap, a loose drain hose connection, or a leaking inlet valve or pump seal. Water on the floor at the front during the wash, particularly on a unit that is not level, often comes from the door.
Dishes wet at the end: many dishwashers, especially European designs, dry by condensation rather than with a heating element and rely heavily on rinse aid. Plastics hold water no matter what. On models that do use a heating element, a failed element or high-limit thermostat will leave everything wet.
Smells: a dirty filter, food trapped in the sump, or a drain hose without a high loop, which allows sink water to flow back into the tub.
Things you can safely do yourself
Turn off the dishwasher's breaker before reaching into the sump area. Remove and rinse the filter under running water every week or two, scrubbing the fine mesh with a soft brush. Check the area under the filter for glass, bones or fruit pits that could jam the pump.
Pull out the spray arms, which usually unclip or unscrew, and clear any blocked holes with a toothpick. Soaking them in white vinegar or a citric acid solution helps dissolve scale.
If the dishwasher will not drain, check the countertop air gap if you have one, and run the garbage disposal to make sure it is clear. Confirm the drain hose is not kinked under the sink.
Keep the rinse aid dispenser full, use a detergent formulated for hard water, and load dishes so they do not block the spray arms or the detergent door.
Avoid working on the water supply connection or the electrical junction box behind the kick plate unless you are comfortable with plumbing and wiring. If water has reached the floor or the cabinet, stop using the machine and turn off the water supply valve under the sink.
Diagnosis and repair decisions
We diagnose by model and serial, starting with the diagnostic or service test most dishwashers have built in. That test runs the inlet valve, circulation and drain pumps and heater individually, which quickly separates a mechanical problem from a control issue. Scale-related failures are confirmed by inspecting the inlet valve screen, spray arm passages and heating element.
Typical repairs include drain pumps, circulation pumps or wash motors, inlet valves, door latches and switches, heating elements, thermostats and thermal fuses, door gaskets, spray arms, float switches and control boards. Many of these can be done in one visit when the part is on hand.
Industry life-expectancy estimates put a typical dishwasher at about 9 to 12 years, and hard water can shorten that if scale is never managed. Dishwashers are among the less expensive major appliances, so the repair-or-replace line comes earlier: if a unit is past the middle of its expected life and needs a pump, control board and another part, a new machine is often the better value. A single inlet valve, latch or drain pump on a dishwasher in otherwise good condition is usually worth fixing.
Leaks in condos, apartments and rentals
A dishwasher leak in a single-story house usually means a damaged floor or cabinet. In a condo or apartment, the same leak can reach the unit below, and HOA rules or a lease may make the owner responsible for the damage. That makes small warning signs worth acting on: a soft or swollen cabinet base next to the dishwasher, a damp toe kick, or a musty smell under the sink.
A few precautions help. A drip tray or leak sensor under the dishwasher can catch a slow leak early, and a braided stainless supply line is more durable than an old copper or rubber line. Landlords and property managers can schedule filter cleaning and a quick leak check at each turnover.
